The Austin Business Journal reached out to the city of Austin and its 19 biggest suburbs to survey them on how many single-family homes they report in their development pipelines. Cities measure that differently, and the number includes counts at various stages of entitlement and construction. It's an imperfect science, but it helps gauge how cities are preparing for what's to come in their backyards.

Cities like Kyle (nearly 44,000 homes) and Georgetown (nearly 32,000) have robust pipelines. Taylor (about 8,500) and Buda (about 6,600) are next in line. Meanwhile, Cedar Park is nearing capacity and only reported 200.

CultureMap Austin shares, "apartment rent prices in June were more expensive in Austin and Kyle than they were anywhere else in the metro, according to the latest monthly rental report from Zumper.

The rent report, which analyzed active listings from the previous month across all cities in the Austin area, tracks the most and least expensive rent prices for one- and two-bedroom apartments, and determines the cities with the fastest growing rents. Listings were aggregated by city to calculate median asking rents.

CultureMap Austin writes, "The Austin metro's strong real estate market has shown it can persevere through another year of high mortgage rates, and one local ZIP code in Kyle was the No. 10 hottest housing market in the nation in 2024. That's according to a just-released report by online real estate company Opendoor.

The study examined the U.S. ZIP codes where people bought homes the fastest in 2024, using local Multiple Listing Services (MLS) data in markets where Opendoor operates. The ZIP codes were ranked by the total number of homes that went into contract within 90 days of listing.

Homes in Kyle's 78640 ZIP have an average value of $319,463, though that price has dipped 6.1 percent over the last year, according to Zillow's Home Values…

New Home Co. will build on 105 homesites on this tract on the western edge of Georgetown. NEW HOME CO.

Austin Business Journal shares, "A California-based homebuilder is making a splash in Georgetown’s Bluffview neighborhood, where it purchased 105 homesites for more than $17 million.

New Home Co., which made its Texas debut in 2023 with the purchase of Katy-based Hamilton Thomas Homes, is now building new homes in the Austin region, according to an announcement. In addition to homes in Bluffview, it's at work building homes in Buda and Kyle, and it has plans to grow further, New Home Co. CEO Matthew Zaist said.

The 105 homesites in Bluffview consist of 65 lots with 50-foot frontages and 40 lots with 60-foot frontages, Zaist said. Homes on the lots will range from 2,100 square feet to more than 4,000 square feet.

Lincoln Property Co. and joint venture partner Goldman Sachs said in an announcement that CTX 110 – formerly known as Waterstone – is expected to be finished during the fourth quarter of next year. Georgetown's population reached 96,312 last year, according to newly released city-level data for the 12-month period spanning July 2022 to July 2023. That represents a gain of roughly 9,250 people from the year before — the eighth most in the country among cities of any size based on numeric gains.
