Austin Business Journal writes, "while high interest rates are prompting many sellers to drop prices at a record pace nationally, 13% of homes in the Austin metro are still selling above the listing price.

That's according to a new analysis of data from Redfin Corp., which found 32% of homes nationally sold above listing price in October — up 2.7 percentage points from a year ago.

As we've noted, a variety of factors suggest the housing market is shifting to give buyers more leverage in many markets. However, prices remain significantly elevated and, in many metros, are still on the rise — just not at the rapid pace of recent years.

In the Austin metro, homes sold for an average of 97% of the listing price in October.

Austin Business Journal reports, "a substantial facelift of Austin’s East Sixth Street will begin in the new year.

Stream Realty Partners LP said preliminary preservation work is planned to begin in early January as part of a major restoration of more than 30 properties along the popular street with Congress Avenue to the west and I-35 to the east.

The initial work will focus on restoring the facades and interiors of the Stream-owned buildings that have fallen into disrepair. The majority of interior and exterior work is scheduled to begin late in the first quarter of 2024 and early in the second quarter of the year, according to the developer.

Driving the news: America is going gray. Baby boomers and their kids make up a growing share of the country's population, according to Census Bureau data.

  • In greater Austin, the share of renter households that are 55 or older has hopped from 11.1% in 2005 to 17.6% last year.

Austin Business Journal reports, "a pilot program intended to improve Austin's rezoning process is set to be considered by City Council.

The six-month pilot program would extend deadlines for zoning and rezoning applications in addition to neighborhood plan applications with the intention of giving developers and landowners more time to refine their requests and avoid potentially missing a deadline that would require them to start the process from the beginning.

For example, land use cases will be extended from a 60-day consideration period to 120 days while whole neighborhood plan amendments will increase from 90 days to 120.

Misty Farms, as the neighborhood will be known, is primed for development on roughly 99 acres just off State Highway 21 at the intersection of Misty Lane and Farmers Road in Caldwell County, according to a marketing brochure. The property is owned by Maxwell Farms Partners LP, though broker and land development firm La Tierra Realty LLC is the entity that is marketing the development site.

Homebuilders will be able to negotiate to purchase specific chunks of the development or the entire property, said La Tierra broker Trevor McManis, who estimated that if a builder started working on the development now, it could start turning…

That includes on the fringes of the emerging "metroplex" between Austin and San Antonio. An approximately 1,185-home subdivision called Haney Park is proposed for 245 acres in Hays County. A little-known company called Blossoms Development has proposed Lund Farm off State Highway 95, north of Elgin. The company wants to have a diversity of home types and prices, according to a public presentation posted online by the city of Elgin. It also aims to create a walkable neighborhood that leverages the natural features of the site by using floodplains as amenity space and restoring historic blackland prairie.

Austin Business Journal writes, "a handful of new luxury homes have started hitting the market in Central Austin’s Brentwood neighborhood.

Brentwood Heights, as the community is called, is a 1.4-acre, eight-home co-development from Cascade Homes and Urbane Roost, and the luxury residences come with a hefty price tag: $1.6 million to $1.9 million, according to an Aug. 17 announcement.

It's a price point that even those already living in Brentwood may struggle to afford. But new luxury homes for sale right beside older and cheaper properties is the direction Austin is trending in, Ashley Jackson, 2023 president of the Austin Board of Realtors. The Brentwood area is located a few miles west of where U.S. Route 183 meets I-35.
