Austin Business Journal reports, "months after relocating its headquarters to North Texas from Southern California, a national homebuilder is erecting residences in one of Central Texas’ most explosive cities.

Dallas-based Landsea Homes (Nasdaq: LSEA) purchased 84 lots to build on within Liberty Hill’s sprawling 688-acre Lariat neighborhood — developed by Liberty Hill-based Randolph Texas Development LLC — the homebuilder announced Aug. 3.

Landsea, which announced its corporate relocation to Dallas in March, now has more than 1,000 homes planned for cities surrounding Austin. And, according to Landsea’s website, Central Texas is the state’s only region Landsea has projects being worked on in.

Tri Pointe Homes broke ground on the 78-acre Park Central community in early July. TRI POINTE HOMES

Austin Business Journal reports, "Tri Pointe Homes Inc. broke ground earlier this month on its first Georgetown neighborhood, the developer announced July 12.

The neighborhood, called Park Central, will bring more than 400 single-family and attached homes to the fast-growing city north of Austin from Tri Pointe (NYSE: TPH), a national homebuilder that is one of the busiest in the region. While Tri Pointe's Austin division has jointly developed communities in Central Texas, Park Central will be the first community it self-develops on its own, Division President Bryan Havel said in an email.

Park Central is rising on 77.8 acres at Sam Houston Avenue and Bell Gin Road in southeast Georgetown. Homes will sit on 45- and 50-foot lots and range from…

Screenshot of master plan for North Village, with 174 homes planned. MICHAEL WATKINS ARCHITECT LLC

Austin Business Journal reports, "a couple of Taylor residents aim to bring a new subdivision to life in their town that features a variety of housing types.

Taylor-based EVK Homes LLC — owned by married couple Geraldo Reyes, a Taylor native, and Elizabeth Krueger — hopes to build a 40-acre subdivision on the northern edge of the Williamson County city. It would add 174 homes in a city expected to see tremendous growth in the coming years, in part because of the massive factory that Samsung is building there.

The development, to be called North Village, would feature single-family homes, townhouses, cottages and fourplexes for purchase, Krueger said. Additionally, some single-family homes would come with one-bedroom accessory dwelling units…

Austin Business Journal reports, "the first phase of construction on Thomas Ranch, a 2,200-acre luxury community near Spicewood, is set to begin later this month.

Salt Lake City-based developer Areté Collective LP plans to break ground June 15, according to an announcement from late May. The first-phase neighborhood will be called Loraloma and have more than 400 homes and a golf course — although a builder is still needed.

Loraloma will be home to about 450 cottages, villas, estates and custom homesites, said Joe Rentfro, Thomas Ranch managing director.

"Our intention was to cater to a wide variety of individuals seeking a fresh take on Hill Country living without sacrificing the culture that rests at Austin’s core," Rentfro said.

Roughly 14,000 homes could rise on what is now a hunting ranch about 30 miles outside Austin — plus restaurants, offices, schools and much more. GOOGLE MAPS SCREEN CAPTURE

Austin Business Journal writes, "when asked why his company was interested in building in Central Texas, DMB Development LLC CEO Brent Herrington rattled off a long list of reasons.

"Beyond the economic opportunity, we love that Central Texas is a place people feel drawn to for lifestyle reasons, a place people choose rather than settle for," Herrington said in an April 18 email. "I grew up in Texas and have a real appreciation for the unique, quirky culture of the greater Austin area. I love the natural beauty, the dynamic blend of people and cultures, the creative vibe, the live music scene, and, of course, the food."

That helps explain why his Arizona-based development firm aims to transform more than 7,000 acres near Jarrell, north of Austin…

Realtor.com shares, "homebuyers who are closely watching the correction in the real estate market might believe now is a good time to pounce. After all, homes are sitting on the market for longer, those maddening bidding wars have dried up, and wild offers over the asking price are things of the past, right?

Well, not exactly. It all depends on what they’re hoping to purchase.

Those searching for a home are seeing plenty of fixer-uppers, homes lacking curb appeal, and those in less desirable areas sitting on the market for longer and undergoing price reductions. But well-appointed, well-situated turnkey homes are still selling fast, often receiving multiple offers, and even selling over the asking price. It’s as if the housing slowdown hasn’t…

Bobby Berk has been enlisted by Tri Pointe Homes to design its model home in Heritage, a new subdivision. Construction is starting now. BOBBY BERK

Austin Business Journal shares, "almost 600 new homes will spring up in the fast-growing suburb of Dripping Springs during the next three years or so — welcomed development in a region still short on housing.

Tri Pointe Homes Inc. enlisted the aid of “Queer Eye” star Bobby Berk to design the model home for the new neighborhood the homebuilder is co-developing with Ohio-based M/I Homes Inc.

The 188-acre development — known as Heritage — will be home to 586 homes at full build-out, according to a Jan. 26 announcement. The Berk-designed model home will serve as both a marketing resource and a design inspiration tool for potential homebuyers interested in Tri Pointe’s offerings in the development, said Chelsea Timmons, vice president of community…

“It’s not just our respected homebuilders, but it’s also the amenities and lifestyle,” developer Ed Horne said in a statement. “We had $8 million in amenities on the ground not long after the community opened and a very active resident calendar with an onsite lifestyle director. Currently, we have $40 million in amenities and have expanded the lifestyle program to include two onsite lifestyle directors. There are also four onsite schools with two more on the way. All of that resonates with today’s home buyer.”

Austin Business Journal reports, "Liberty Hill’s Santa Rita Ranch has claimed the title of top-selling master-planned community in the Austin area for the third consecutive year.

That distinction comes despite an overall drop in sales, according to Robert Charles Lesser & Co.’s 2022 list of the top selling master-planned communities nationwide. No other Austin-area neighborhood sold enough homes to rank in the country's top 50.

In all, 450 Santa Rita Ranch homes were sold in 2022. That was good enough for the development to top all rivals in the Austin area and secure the No. 32 spot nationally.

RCLCO has conducted a survey to identify the top-selling master planned communities since 1994.

According to Santa Rita Ranch developer Ed Horne,…
