Realtor.com writes, "last week brought hope to the housing market when the Federal Reserve did not raise interest rates. Many predicted this would help keep mortgage rates fairly steady.

But it turns out those predictions were 100% wrong.

Instead, for the week ending Sept. 28, rates for a 30-year fixed-rate loan rose to their highest level since 2000, landing at an average of 7.31%—a substantial jump from last week’s 7.19%, according to Freddie Mac.

This latest spike in borrowing costs will likely hit today’s already shaky real estate market especially hard.

Misty Farms, as the neighborhood will be known, is primed for development on roughly 99 acres just off State Highway 21 at the intersection of Misty Lane and Farmers Road in Caldwell County, according to a marketing brochure. The property is owned by Maxwell Farms Partners LP, though broker and land development firm La Tierra Realty LLC is the entity that is marketing the development site.

The development itself may be small by most standards — five homes on 5.5 acres — but the size of the homes and their price point are not. Austin American-Statesman writes, "Pearlstone Partners is doubling down on its commitment to growing in Austin.

Over the next three years, the Austin-based real estate investment firm said it plans to add three new projects totaling upwards of $700 million to its expanding portfolio. The new developments will further redefine the skyline and urban living in the city, Pearlstone officials say.

The privately held Pearlstone — one of the largest providers of for-sale housing in and near downtown Austin —already has invested about $500 million in two completed residential projects and three that are under construction.

Realtor.com reports, "The numbers: Construction of new U.S. homes fell 11.3% in August—falling short of Wall Street expectations—as builders scaled back new projects to focus on completions.

The pace of construction reversed course and fell as mortgage rates stayed over 7%, dampening home-buying demand. The last time construction of new homes was at this level was in June 2020.

So-called housing starts fell to a 1.28 million annual pace from 1.45 million in August, the government said Tuesday. That’s how many houses would be built over an entire year if construction took place at the same rate every month as it did in August.

Economists on Wall Street were expecting a drop in starts to 1.43 million. All numbers are seasonally adjusted.

Austin Business Journal reports, "Austin homeowners may have an opportunity to transform their backyards and other open spaces into leasable dwellings as the local government works to create new options for affordable housing.

Austin City Council on Sept. 14 asked city staffers to draft an ordinance that would allow mobile tiny homes and recreational vehicles to be used as permanent residences in areas zoned for single-family housing. The draft of the code amendment is expected to be presented to Austin's Housing and Planning Committee and to Council by the end of November.

Austin Business Journal writes, "Oracle Corp. seems about ready to move forward with long-term plans to expand its headquarters campus near downtown Austin.

The software giant in late August filed documents with the city of Austin outlining plans to add a third office building, measuring 287,510 square feet, to the site it owns off East Riverside Drive. It could also build a 255-room hotel.

The growth will be to the west of Oracle's (NYSE: ORCL) existing office buildings, which measure nearly 1 million square feet combined. The company wants to modify a planned unit development, or PUD, that governs the area's zoning by adding a more than two-acre tract bordering Tinnin Ford Road. Austin Business Journal writes, "while housing starts across the Austin metro have retreated from pandemic highs, large residential communities continue to be pushed forward, especially in areas expected to see rapid population growth in the coming years.

That includes on the fringes of the emerging "metroplex" between Austin and San Antonio. An approximately 1,185-home subdivision called Haney Park is proposed for 245 acres in Hays County. It would in the extra-territorial jurisdiction of the small city of Uhland, between Cotton Gin and High roads, according to public documents.
