While new listings and home construction are welcome news in a market that's been starved of inventory for years, there are still a lot of challenges for both buyers and sellers.

The national median profit margin on home sales fell to 50% in the first quarter of this year — down 3.2 percentage points from the fourth quarter of 2024 and down 4.8 points from the first quarter of 2024, reports The Business Journals' Joanne Drilling. It's also down from 64% in 2022.

CultureMap Austin shares, "Del Webb, a Phoenix, Arizona-based builder specializing in "active adult communities," has broken ground on a new community in Bastrop — its first in the Austin area in more than 30 years. Del Webb Lost Pines will encompass 500 residences with resort-style amenities in early 2026 if construction sticks to its current schedule.

The community is a smaller area within a larger master-planned community called The Colony, part of which touches the Colorado River. The Lost Pines section is within the north side of The Colony, about a 10-minute drive to the river according to Google Maps. The new homesites are located along Republic Drive.

Austin Business Journal writes, "Homebuyers in the Austin area are gaining the advantage as competition heats up among sellers.

The metro's housing inventory continues to hover around the six-month mark and new listings have increased 43.6% year-over-year to 17,662 active home listings, according to Unlock MLS’s latest market report. However, the median sale price of a home in Austin in June was flat at $450,000 compared to the same time last year.

“We’re not 100% in a buyer’s market, but we’re pretty close,” said Brandy Wuensch, 2025 Unlock MLS and Austin Board of Realtors president. “Buyers definitely have more power to negotiate and get a lot more favorable terms from sellers in terms of closing costs.”

Austin Business Journal writes, "The most recent Texas legislative session saw a slate of measures passed to make it easier to build more housing across the state. 

Some of the laws that were changed include allowing smaller and ideally more affordable homes to be built, expanding where housing in the state could be built and making it harder for housing developments to be killed in the approval process. 

While the Texas Legislature and its process is known for killing more bills than they pass, the 89th legislative session proved to be a “really strong” one for housing and affordability, said Julia Parenteau, the director of public policy for Texas Realtors.

Developers have filed plans with the Texas Department of Licensing and Regulation for two projects that would see almost 800 residences and more than one million square feet of new development built over the next two years. They're planned at a time when the city is grappling with elevated vacancy rates in its multifamily market, but there's a hope that by the time they're delivered, the market will be in a healthier place.

Austin Business Journal reports, "Austin developer Wilson Capital hopes to start development of a 932-acre master-planned community in Lockhart as early as the fourth quarter of this year. It's estimated to cost $2.15 billion.

The community, called Blue Sky, will rise on 932 acres along State Highway 130 southwest of Lockhart, according to an announcement. With thousands of homes plus commercial and medical space — and a school — planned, the community will represent major growth for one of the fastest-growing counties in the nation, Caldwell County.

Houston-based Perry Homes is already hard at work building infrastructure for its Juniper Springs neighborhood, which will total about 400 acres, said Chris Little, president of Perry Homes Central Texas. The neighborhood also will have a new elementary school that will be part of the Lockhart Independent School District, according to an announcement.

“Heavy infrastructure work [at Juniper Springs] has been underway,” with completions of lots expected this summer and model homes ready to tour in the fall, Little said.

Austin Business Journal shares, "Hundreds of homes are set to rise west of Austin after a developer secured a $106 million loan for the next phase of a master-planned community.

Austin-based Masonwood Development will begin the second phase of its Provence community early next year, CEO Jim Meredith said in a statement, thanks to the loan from Canadian-based Trez Capital.

The closing of the loan enabled “us to to immediately begin the infrastructure and development of Phase II of this prized project,” Meredith said.

Masonwood collaborated with John Hutchinson and Jason Stowe at Trez Capital to secure the loan.

Austin Business Journal shares, "Leander is one of the fastest-growing cities in the metro, and that growth is poised to continue.

Leander City Council annexed more than 300 acres for a new subdivision, called Oakwood Hills, in May that will add about 200 homes to the suburb northwest of Austin.

The project is being developed by 23244 Nameless Rd. LLC.

Oakwood Hills is located on 337 acres at 23244 Nameless Road on the western edge of Leander, according to council documents. The land is currently undeveloped, and developers are proposing to build single-family homes on 174 one- to two-acre lots.
