Towers Austin shares, "The 56-story Modern Austin Residences condo tower project celebrated its official “topping out” this week, with the building now reaching its maximum structural height of 658 feet at the northeast corner of Davis and Rainey Streets on the north end of the Rainey Street District in downtown Austin. Austin Business Journal shares, "Another West Sixth Street tower is approaching the finish line.

ATX Tower, formerly known as 321 West, will open in the fourth quarter this year after topping out in May, according to an announcement. The 58-story tower will add hundreds of apartments and a big chunk of office space to downtown, much like Sixth and Guadalupe, which opened earlier this year and is located across the street from it.

ATX Tower is being co-developed by Ryan Companies US Inc. and Tishman Speyer Properties LP, the latter of which came on board in 2021.

In total, ATX Tower, located at 321 W. Sixth St., is 425,000 square feet. Floors two through 11 are dedicated to parking. Floors 14 through 19 consist of more than 100,000 square feet…

Austin Business Journal shares, "Wilson Capital, one of the busiest multifamily development firms in Austin, continues a refinancing spree that began in January. 

The latest effort comes in the form of a $35.2 million loan originated from Southern Realty Trust Inc. for the refinancing of Jovie Belterra, a partially complete apartment complex in the Belterra neighborhood between Austin and Dripping Springs, according to a July 8 announcement.

“Since the beginning of the year, Wilson Capital has successfully refinanced multiple properties in the greater Austin area,” said Taylor Wilson, the company’s president, in a written statement.  “These transactions are consistent with a portfolio-wide recapitalization strategy to support lease-up activities…

CultureMap Austin shares, "A new real estate report confirms something that Austinites pretty much already knew: The city of Austin saw a significant increase in housing prices among U.S. cities within the last decade, with median home prices skyrocketing up to 87 percent.

The report by online real estate database PropertyShark analyzed median home sale prices in 41 of the most populous U.S. cities and locales in 2014 and 2023. According to the study, the median sale price of a home in Austin in 2014 was $287,000. A decade later, median housing prices in the city nearly doubled, landing at $538,000 in 2023.

Austin Business Journal writes, "Multifamily development in Austin has slowed dramatically.

In April, 29,669 multifamily units were under construction across 104 communities in the metro, compared to 50,393 units under construction in 178 communities during the same month last year, according to ApartmentData.com.

The Journeyman Group ranked at the top of ABJ's latest list of multifamily real estate developers, with 3,944 units in the works or delivered in the Austin area last year. Journeyman Group has an additional 1,613 units planned for the area.

Alliance Residential ranked second on the list with 3,089 units in 2023, while The NRP Group took the No. 3 spot with 2,442 units. Wilson Capital ranked fourth with 2,135 units and Endeavor…

TOWERS writes, "The 41-story Vesper condo tower is now complete in the Rainey Street District of downtown Austin, with its first phase of move-ins kicking off this week. According to developers Pearlstone Partners and sales agency Prospect Real Estate, the building is currently 67 percent sold. The 452-foot tower broke ground in the summer of 2021, situated on a small 0.4-acre site at the edge of the neighborhood at 84 East Avenue, pretty tightly hemmed in on three sides by the Camden Rainey Street apartment building and a famously garish Homewood Suites.

The three high-profile projects by New York-based Related Companies are in a rapidly emerging waterfront area that is transforming the south shores of Lady Bird Lake across from downtown.

Northland Living, a development arm of Canadian hospitality giant Northland Properties Corp., has revealed new details for its planned condo tower in downtown Austin called Luminary.

The building, which will feature almost 290 condos, will rise on less than an acre at the northwest corner of 14th and Guadalupe streets, where it will stretch 35 stories and 400 feet skyward. It's one of the first local projects by Northland Living, which began establishing a presence in Central Texas in 2023.
