Austin Business Journal reports, "Thousands of trees have made way for the next phase of a neighborhood offering lakeside living.

ABJ Photojournalist Dave Creaney and his drone were out and about in the Lake Travis area recently, and in this neck of the woods he found notably more water than usual due to the weather but significantly fewer trees due to demand for housing.

Lakeside at Tessera has been rising in the Lago Vista suburb for a few years. Homebuilders include Coventry Homes, Highland Homes, Saratoga Homes, Toll Brothers Homes, Trophy Signature Homes and Westin Homes. A private boat dock and pool will be among the amenities.

The neighborhood is next to the Balcones Canyonlands National Wildlife Refuge, which is owned and managed by…

Business along Rainey Street. DAVE CREANEY

Austin Business Journal writes, "Austin’s Rainey Street is about to emerge from a construction cocoon — solidifying its longtime transformation from a once sleepy, residential street into one of the densest areas in Texas, if not the country.

The district in downtown Austin has been years in the making. It was a hub of late-night entertainment and barhopping in the 2010s, and a flurry of high-rise construction in recent years has made it difficult for bars and businesses to bring in patrons.

Once the dust settles, however, the new Rainey Street Historic District will become its own ecosystem. Thousands will call the area home, in addition to a mixture of hotels, offices, retailers, restaurants and a host of both daytime and nighttime activities.…

Rental homes in Tricon Bryson come in three- and four-bedroom floor plans. CHAD DAVIES

Austin Business Journal reports, "A new build-to-rent neighborhood is opening in one of the fastest-growing neighborhoods in Leander.

Tricon Residential Inc., part of Blackstone Real Estate’s portfolio, is opening Tricon Bryson — a build-to-rent neighborhood consisting of 155 single-family homes — within Leander's wider Bryson development, according to an announcement. The new neighborhood will add to the region’s rental housing supply in Leander, where the U.S. Census Bureau estimates the population has more than tripled since 2010.

“There’s a tremendous need for more housing overall, and every day it’s harder and harder to get a new neighborhood approved and permitted and ready to go, whether for rent or for sale,” said Andy Carmody, senior…

Scarborough Lane Development's Sunfield neighborhood in Buda is the fastest growing growing community in the entire Austin-Round Rock metro.

Austin Business Journal reports, "Buda’s Sunfield is the fastest-growing neighborhood in the metro, nabbing the top spot after leapfrogging from the No. 8 position in 2023. See the list below this article.

Scarborough Lane Development’s Sunfield, a 2,795-acre master-planned community, earned first place on Austin Business Journal’s latest list of fastest-growing neighborhoods with 470 home starts last year. The list is based on data from real estate company Zonda.

Small backyard homes are commonly called granny flats or accessory dwelling units. SPENCER BROWN

Austin Business Journal writes, "a new policy allowing up to three homes to be raised on some single-family lots is one of the most high-profile changes to Austin's land use code as it tries to combat high home prices and adopt a big-city mentality.

But experts said the program will not have a notable effect on the local housing market for the foreseeable future — plus, there's the specter of a lawsuit scaring some developers off.

The first phase of what's called the HOME Initiative launched Feb. 5. That's when homeowners and developers could start to submit applications. Landowners can either sell the new, smaller homes or they can rent them out. The impact of the change will only become measurable in the months and years to come, but the…
