"Downtown Austin skyscraper builder breaks ground on big industrial park near Kyle"

Austin Business Journal writes, "The Dallas-based developer behind Sixth and Guadalupe and Waterline, the current and future tallest buildings in Austin, announced on Oct. 17 that the company has broken ground on an 894,000-square-foot industrial development near Kyle.

Lincoln Property Co. and joint venture partner Goldman Sachs said in an announcement that CTX 110 – formerly known as Waterstone – is expected to be finished during the fourth quarter of next year. It's located on 47 acres off of I-35 at 14031 Farm to Market Road 110, about 25 miles south of downtown Austin.

"Developer secures $28.5M loan for East Austin infill housing"

Austin Business Journal reports, "The Geyser Group is set to build infill housing in East Austin after securing a $28.5 million construction loan.

The development, known as The Arden, will rise on about five acres at 4908 Lott Ave., beside city-owned Springdale Neighborhood Park, said Matt McDonnell, partner at Austin-based Geyser Group.

“The idea is to create additional housing stock in a neighborhood (ZIP code 78721) that has exhausted its current supply,” McDonnell said. “When you see the Mueller neighborhood complete, you see some of the StoryBuilt projects that either didn’t get fully realized or have stalled out a little bit, so the idea is trying to fill that missing-middle housing that doesn’t really exist in enough quantities.”

"More homes, commercial development on tap for Williamson County after MUD wins approval"

Austin Business Journal reports, "Hundreds of homes could soon rise in a new municipal utility district in Williamson County between Georgetown and Liberty Hill.

Williamson County Commissioners Court approved a development agreement for the MUD, called Hudson Park, on Oct. 1. The roughly 122-acre project from Sugar Land-based Ashton Gray Development will be built along Ronald Reagan Boulevard and feature single- and multifamily residences as well as commercial lots, Ashton Gray President Shaun Vembutty said.

"Luminary condo tower downtown to begin construction and sales next year"

Austin Business Journal shares, "Downtown Austin’s next condo tower is slated to begin construction and sales in 2025, and the West 14th Street property already is generating plenty of interest.

Luminary, a 400-foot-tall condo tower from Northland Living, a development arm of Canadian hospitality giant Northland Properties Corp., will have 293 condos along with ground-floor retail space and one level of office space.

Kevin Burns, CEO of Austin-based Urbanspace, which is handling marketing and sales for the project, said there's already been more than 400 inquiries for the condos even though sales haven't officially started and prices haven't been set.

Another big development appears to be on tap for booming Williamson County

Austin Business Journal shares, "Hundreds of acres between Hutto and Taylor are newly primed for development. 

That's because Williamson County commissioners approved a development agreement for a 343-acre municipal utility district at their Sept. 24 meeting. Little is known about development plans for the district — known as North Fork MUD — but it could bring with it a huge influx of homes.

For example, a similarly sized development, Trinity Ranch in Elgin, will have more than 1,700 homes.

"New build-to-rent neighborhood aims to inject housing into fast-growing Leander"

Austin Business Journal reports, "A new build-to-rent neighborhood is opening in one of the fastest-growing neighborhoods in Leander.

Tricon Residential Inc., part of Blackstone Real Estate’s portfolio, is opening Tricon Bryson — a build-to-rent neighborhood consisting of 155 single-family homes — within Leander's wider Bryson development, according to an announcement. The new neighborhood will add to the region’s rental housing supply in Leander, where the U.S. Census Bureau estimates the population has more than tripled since 2010.

"Mixed-use tower could be coming to site near former Statesman building"

Austin Business Journal shares, "A new tower could be on tap for South Congress Avenue if a zoning change is approved Sept. 26 by the City Council. 

The tower — on a roughly 1-acre tract at 311-315 S. Congress Ave., which is just south of the old Austin American-Statesman building — would contain 488 residential units, 30,000 square feet of office space and 7,500 square feet for "ground floor pedestrian-oriented uses," according to city documents. 

The location is not within the planned unit development for the former Statesman site that is the subject of a lawsuit, although it is nearby.

"First look: Downtown's Modern Austin Residences"

Austin Business Journal shares, "Rainey Street’s latest addition to the downtown Austin skyline has reached its maximum height.

The Modern Austin Residences, a 56-story condo tower, has topped out, according to an announcement. There’s still plenty of work left before it opens — a trip to the tower’s upper floors still requires hopping into an exterior construction elevator — but with the its structural framework complete, the nearly sold-out tower is expected to welcome residents in early 2025.

The tower is being developed by Austin-based Urbanspace, which also is handling sales, marketing, interior design and ground-floor retail operations. Urbanspace will establish its new office in the tower, said Kevin Burns, Urbanspace CEO and founder.

"750-plus homes headed to Elgin to continue housing boom"

Austin Business Journal shares, "Elgin’s housing boom is set to continue after City Council approved an amendment to a previously approved development agreement that will allow the developer to build more dense housing in an upcoming master planned community.

The original development agreement for Southside Meadows, as the development is called, was approved in May 2023 and would have seen 526 single-family homes built, but that number has swelled to 763 with the amendment approved Sept. 3, according to the meeting agenda. The homes are being planned as developers descend upon Elgin to build thousands of new homes.

"Developer teeing up big master-planned project in Lockhart"

Austin Business Journal reports, "A North Texas-based developer appears to be gearing up to build a 178-acre master-planned community on the southeast side of the Barbecue Capital of Texas.

The project in Lockhart by Intermandeco GP LLC could bring hundreds of single-family homes, townhomes or apartments — as well as commercial space — to the 1500, 1600 and 1700 blocks of South Commerce Street. Representatives of Allen-based Intermandeco detailed its initial plans during a Lockhart City Council meeting on Sept. 3.

Council members voted unanimously to establish zoning on the site, including 28 acres of medium-density commercial, 18 acres of high-density residential and 132 acres of medium-density residential.
